a current quantitative mortgage risk assessment with a focus on the
Property's occupancy and cash flow. This risk assessment includes a
review of the current net operating income (debt service coverage
ratio), projected net operating income (market absorption rate / net
present value analysis) and the current capitalized value of the
Property (loan to value ratio). The key problem areas will be
identified and the borrower's current business plan will be evaluated.
The purpose of this quantitative mortgage risk assessment is to enhance
the Loan Servicer's decision making capability with the most current
underwriting economics, on-site observations and local market
knowledge. Secondary market investors may also use our current
underwriting economics to enhance their Buyer due diligence on
